Get rid of clutter and don't hide it in closets. People like to see closet size when doing a house tour. Boil cinnamon spices and cloves to help house smell fresh. Take out as many personal objects as possible; photos, vacation souvenirs, toys, etc. Make sure front entrance area is clear, clean and inviting.
Yes shed all personal items such as pictures, trinkets and declutter all closets even if you have to place every thing in boxes or totes neatly in the basement and label them moving for new house. Post pictures of any rooms you need help them for more ideas.
Clean the windows, wash the front door, remove all family pictures from the public rooms, remove all evidence of animals in the house, put flowers in the main bathroom and dining room and lastly, put at least half of each room's contents in storage.
#1. Declutter/depersonalize everything. #2 Kitchen and baths are top items in home value, make them clean, open, neutral and fresh. #3. Paint neutral, no bold colors/accent walls anywhere. #4. Your front door is the first and last thing they see. Make it nice, inviting and secure. #5. Use potpourie for odor controls. #6. They will open your closets, make them look spacious. #7. Have your tables set for a guest meal. #8. Some fresh flowers around house. #9. Keep lawn and garden neat, cut and weed free. #10. If you have garage, clean it out and maybe paint.
Also do a walk through. Ask yourself what does this house tell me about 'the owner'. What tells you something, get rid of it. They are not here to like, relate to you, join your church or square dance group or get to know how wonderful your life is, but to purchase a space for their lifestyle.
clean ....clean...clean again. wash walls. shampoo carpets. make the cabinets clean as well. make the kitchen sparkle. and the bath as well. remove any thing personal. remove breakables. keep pets in crates or board with friends/ family. fresh paint on walls in neutral colors. fix any thing that's broken. edit furniture. leave just enough furniture to suggest what the rooms are used for. if you don't want some one sitting on a piece of furniture- get it out of the house. oh yes wash the windows.
look at ideas on Pinterest for decorating. Simple is best and nothing personal like photos because they have to see their stuff on the space .
