My first time refinishing hardwood floors. They were installed in 1938 and are in good shape. Any tips?

You must remove the wax before sanding or you will be sanding forever.

Donna, sand lightly since the floors are in good shape, but it has to be enough to remove any old finish. Repair any gaps with plumbers’ putty, and smaller pockmarks with wood putty and wood filler. Then stain. You don’t have to use the original color, but if you do, there aren’t many different shades of stain, even today. So buy the smallest cans of the stains you are considering. Apply them in a small patch on your floor, then make your choice. Wipe off the samples quickly with a soft rag. Apply the stain with big soft rags, a square yard at a time. Rub until you get the exact shade you want. Match and blend each new section to match. The deeper you rub in the stain, the longer it will last. You need to rent a buffer to polish the stain with no finish. Or you can apply wax and buff. Or you can make the floor shine like glass with a couple of coats of polyurethane, lightly sanding between coats. You have a treasure to keep, Donna. I wish you the best. ☺️
