    Have a designer come in design and rent furniture in areas that aren't furnished correctly. Especially remove clutter which makes your house seem smaller.

    Biggest help will be to declutter each room, remove personal items such as photos plants etc, let each room have a clear function (dining room only, not dining room/office) and less is more when it comes to furniture...people need to see THEIR furniture can fit in the space

    Pack up and remove to storage all your personal stuff that could be seen as Clutter. Make it look Clean and Fresh and inviting.

    Take out all personal photos and clutter, remove 50% of the furniture in each room, clean well, paint any rooms to give them a fresh look, fresh flowers, turn on all lights when a showing is going to happen, remove pets and pet odors, don't forget about the outside of your home - fresh paint on the front door, flowers, plants, proch rockers, etc.

    Staging a home is exciting when you are getting ready to sell it. First, pack up all the clutter: family pictures, excess appliances, garage clutter, everything not essential to live. Some people rent a storage unit while they are selling their home to store all the extras they have accumulated. For example if you have a six chair dining table, remove all but 4 chairs from the set and also all the leaves that will come out. Put those in storage. The smaller the table/chair area, the larger the room will look. Remove all the appliances and decorations off the kitchen counters. Put them in storage unless you use them daily. Pack any seasonal appliances, like if you can and have canning pots etc. Remove all personal items with family pictures. You want your potential buyers to see themselves in your home. Leave only the bed and one side table in any bedrooms not in use. Paint the walls neutral colors, not your teens favorite purple or child's favorite pink etc. You want the home to look like it could belong to your buyer. Remove excess children's toys or your hobby room stuff of crafts or whatever you do if you use one room for such. Make it a den or single bed and store all hobby materials/tools/excess. Make sure every room is defined. For example, if you used one bedroom as a den , put in a single bed and single side table, nothing else so it is a bedroom for them to see. Remove all decor from the bathrooms except bare essentials so they look larger and less cluttered. For example, we keep extra blankets in our master bath linen closet. I would remove all them and all excess towels etc to make it seem much roomier and put it in storage too. I would only keep the needed few towels and one set of linens. The idea is to keep only what you HAVE to have on a daily basis and store everything else. Keep the home neat and tidy with no clutter. Keep only a few books and one or two decor on your book shelves. Repair any damages or mistakes in the home that comes from daily living. Shampoo all carpets and keep them vacuumed or dust all wood floors regularly. Then be sure the curb appeal is one to see a neat, well trimmed home and yard. One or two decorations on the porch is ok, but not a whole seating area with loads of plants etc. The simpler the better. The less stuff (even on walls) the better, the more neutral the rooms the better. The less stuff in closets the better. Nothing in garage but a car or two. Hope this helps.

    Sometimes conventional advice is not the way to go. One time a realtor came over to appraise my house's value. She said that while she usually tells clients to put things away that I should leave everything as it is. A value in your home's appearance might also have to do with how well your furnishings fit the overall style/appearance of your house. Which of course does not ignore, clean, sweet smelling, and neat.
