You can buy decorative tiles to replace the ones you have.
Take them down as they probably caused condensation snd soaked it up!

I replaced a small kitchen and it was expensive for new tiles. You will be surprised at the cost for something the size of your room. The sagging is what is ugly. I would go with very thin plywood. You can stain or paint. Staining plywood comes out surprisingly beautiful with the grain of some of it. It would probably be less than new tiles. Borrow a table saw if you don't have one. Easy Peasy.
Check for Asbestos before taking them down. They look like they are sagging, is anything coming down from the ceiling?
