I find it is easier to take them down one or two at a time, clean them and paint with a roller. I use ceiling paint. Good luck and stay safe! P.S. This is for drop in tiles. If the tiles are fastened in place I would dust them well and use a roller and brush.🙂

White Emulsion Paint would be right for this project!
Make sure you prime them first! If those cardboard tiles get too wet they will swell.

Sherwin Williams ceiling paint would be my recommendation. I’ve used most brands and it is the best, I haven’t tried Benjamin Moore yet.
Hello they make a dedicated product for ceiling tile stains by Armstrong we used it and it’s it is pretty effective.
You might consider $1 white spray enamel. The big box DIY stores have this $1 spray enamel labeled as “project paint”.
It won’t saturate the tiles.
If you are also painting the metal deviders, use spray paint for those or they will rust. I recommend you remove all the ceiling tiles and paint them separately and spray paint the frames. Then put it all back together.
We used flat ceiling paint for our tiles
Roller works best and small paint brush for the metel
Latex paint should work on those ceiling tiles.

Well, there is a lot of work to be done here, although it seems the previous owners tried to take care of this a little.
