Here are more pics of my house for sale.

In my living room, I removed the dark red curtains and replace with lighter airy drapes & rearranged the furniture - showing here the before and after PLUS my adjoining dining room is a gold stripe (tone on tone & not as bright in the photo!) paint that I love and I was told not to paint that....any thoughts there? My designer friend told me to remove the red rugs.
UPDATE: Dec. 10 - house has been relisted 3 1/2 weeks and only ONE view by an interested buyer who saw sign as she was driving by!!!! We are in shock that our house has not sold yet in Canton, GA and all others much more expensive and not as nice have been sold. The market can't be that slow!?!? Please say a prayer that this house gets sold before the end of December. Thanks!!!!

    You have such a beautiful home. I do agree with your designer friend. Though the rooms are good sized, removing the rugs will open up the space and make them appear even larger. I might even turn the table 90 degrees and center under the light fixture.

    I agree with the others. But think about maybe be removing hutch or at least clear it out some. Even removing the chair and have only the couch and love seat. They say less is more in showing a house.

    I'd remove armoire from living room - very heavy looking and closes in the space. I'd put the sofa table from the dining room in its place with art over it. Maybe a plant and an interesting ornament would look nice on the sofa table. Would remove the flowers and perhaps place a book on the coffee table. Would replace the current sofa toss cushions with a mix including gold tones to pick up the colour of your dining room. Am not in total agreement with less being more. Have seen homes stripped of warmth and personality when owners are preparing for sale. Personally, I think your area rugs cozy the rooms and tie them together. The red is warm and works well with the colours of sofa, walls, etc. although I'm not crazy about the pattern. Love what you did with the window treatment.

    You realtor can help you the most! Seriously, they know what, how and more on what is selling in your area. I have been working with my realtor since we decided to sell this house almost immediately after purchase. (Neighbor straight from hell!) and yes, overly did our due diligence.

    Thanks to all for the helpful tips! Lots to think about....the armoire in the living room is for sale but it held all of our tv, dvd player, cable box, etc....husband wanted the tv over the fireplace as there is already a hookup there....but the bracket costs lots....trying to keep expenses down. My realtor never said a word to me, just that I "could" hire a stager....well, when the house did not sell, my designer friend felt bad and offered to come over to give me tips. She told me to repaint, declutter, rearrange and change out far it has made a huge difference but I feel I may have to paint once the contract is over in 3 days. Meeting with a different realtor & designer so she will be able to help me out. Thank you all !!! Will give you an update later on.

    With the area in the living room being limited I would consider taking away a piece of furniture to give it a "more space" look. A floor lamp would add to the look as would a larger end table. Give the room more balance instead or filling it with large upholstered furniture. Also you might use a smaller sofa table for showing.

    The new look is fine, the rugs need to stay, If someone is interested in the house, they can look past anything they don't like. they are not buying your decorations.

      @Linda Stroney Thanks! That was my theory but with the house not selling in 3 months we need to do something different. Will see what this new realtor says this excited to talk to her....not sure on the rugs....guess if someone wants to buy them (need to send out list on 2 blogs soon), then they will be gone.

    I agree with Sue. I would remove the chair and set the loveseat opposite the sofa. (It just looks awkward where it is in the photo). I'm also not a fan of the rug in the dining room. Without it, it would look less busy and it's also something easy to trip on. Not a good thing when people are walking through to look at your home! All they will remember is your house being the one they tripped in!

    Great job! As others have said, remove the dining hutch, turn the dining room table. To avoid putting the focus on big pieces of furniture, if you come into the LR form the right, I would place the couch on the right wall and the love seat on the left. If you come into the LR from the left I would leave the couch where it is and put the loveseat in front of it. The loveseat on an angle makes everything looked cramped. I would remove the chair, and the DR rug, since it blocks traffic flow. Best of luck with the sale!

      @B. Enne We come in from the the couch fits there only or else it sticks out when on the other wall....the realtor suggested putting the couch and loveseat closer to the coffee table, get a smaller square neutral rug (which I already have) and then maybe even fit the sofa table behind the couch...I doubt I will do that...not enough room...but the chair has to go. Can't wait to see the differences. Thanks!

    Okay it's me again. Your house is anything but cluttery. Are you sticking to $400 budget?? Why remove your crystal??? It's see through. Have you looked at young gals with blogs?? They stack white dishes and stoneware and remove the cupboard doors for all to look upon!!!! Leave as is unless you want to begin packing but then your garage looks cluttered!!! My friends husband bought red rugs and navy and red rugs while living overseas. She has learned to embrace them!! Christmas is coming. Put out a few things that make those rugs the shining star. Always have lights on in hutch. Swifter Crystal daily and it will look like an ice display!! You cannot strip your house bare to think maybe this will sell my house. Your home is neutral, immaculate, you've taken tips to mind , I just think you've put a neutral rug in kitchen. It's fine in here. And don't stress. Stiffer daily. Go for walks. Pray about it. And thank God you have a home tonight to rest your head. In the long run, those red rugs will not keep a buyer away. They are not permanent. Buyers can see that. You've taken out rugs elsewhere. You're doing great. Smile on😃

      @Gwen Thank you! The new realtor/designer came over today & helped me with a lot of suggestions...moved a rug from the basement into the kitchen keeping room area, moved the painting from above the fireplace to the wall and took most of the other stuff down while leaving above the fireplace bare (not sure I like that) so that buyers can see the TV hook up there. Changed bedspreads and will replace curtains in the bedroom....should make things better. Painters are coming Tuesday to paint the kitchen & my designer friend will help me pick out the proper color - maybe a grayish beige...will see. Excited and hoping this will put us on the right will be interesting to see the changes...we have only had this one color in the kitchen since we bought it new 6 years ago.

    I think the problem with the rugs may not be the rugs but the color of the wood in the furniture. Therefore either find a different coffee table in a darker color or paint/stain it. You could exchange the rugs for something in a plain or striped brown in the LR. Remove the pinkish chair. The DR has same issue, the table gets lost in the rug. I would get a rug that is oval since your table isn't. Get rid of the clock, put some tall candles on the hutch, remove the dish ware from the hutch, instead add something that speaks to the younger crowd like Fiesta Ware. Add chair covers in a bright white, add a centerpiece to the table to add height and match color to dishes in the china cabinet. Having just finished house hunting with my grown daughters they would have referred to your house as a grandma house, your furnishings are beautiful but not necessarily what the younger buyer wants to see. You need to set a feeling to the house, you don't want that feeling to be "old". Just like what the change in curtains did, took the LR from dated to new and fresh.

    I don't believe the wall color in the DR complements the rug and chair seat covers--color on walls should be warmer (beige/tan family). Same in the LR--I believe the rug would go if the wall cover was warmer color. Basically I like neutral colors when I am home shopping and painting is one of the cheapest things one can do. If things are in good repair and clean and you have some curb appeal --you want have a problem selling your home. Best of luck to you!

    Dining Room walls would be more appropriate in a beige that matches the tan/cream color in your rug. Leave the bottom of the walls white. Turn your table around lengthwise and put all six chairs around the table. Take the clock off the wall. Place some of your dishes on the buffet table and place some long tapered dark red candles with a nice centerpiece on the table and a runner in cream or tan. Set your table like your are having a formal dinner for six. Take the tapestry (I think that's what it is in the LR over the couch) and hang it over the buffet in the DR. Place some dark red fat candles on the LR coffee table and put a burgundy throw over one of the arms of the couch plus put one of those pillows on both couches in the center of the seats. Put those flowers on the round table by your love seat and put in the right corner by the window. Also, some tall green plants with white lights in them would cozy up the china hutch on either side of it. I hope you like some of my suggestions.

    Oh my how quickly styles change until I got my Pier1 catalog showing lots of red and gold again!! I hope you move to as beautiful a home. You have such pretty table and hutch. I thought of that painting going there. I laugh at your paint color as my daughter and I each labored over paint colors and hers was so light she had to darken it twice more!!! And mine?? It too got changed and I could have left it not lightened. I hope all goes well with new realtor. Someone is looking for your house we must just wait and see!! And may you find your perfect new home. You've worked sooo hard!!!!

    They always say make the house as neural as possible. The rugs, although I like them, would only be appealing so some people. They're a style. So taking them out would make the room more appealing to a wider group of buyers. You want the buyer to see themselves and their style there. Otherwise it looks good.

    My son & I painted tone on tone in my dining room/kitchen a few yrs ago in a light blonde shade. Not as harsh a color as yours. (I'll add a pic) I LOVE the subtle stripes. I think it's whatever floats your boat in decorating. THAT'S what makes it so fun. I've always heard, Less is more when selling. When the time comes for us to sell, OMGosh! Actually, my gold walls are NOT at all harsh but just very difficult to photograph with no windows nearby and the bright lights...I should try again later.....the colors are the same, just flat and satin paints...very soft and pretty. I would never want them to be as they appear in the photo....we will leave them but paint the kitchen only for now and see how that goes...that alone will make a huge difference. Thank you!

    Be sure to remove your personal goodies---the after pix looked good to me---I think someone coming in could easily envision making it their own---love the red rugs as long as they are clean and in good condition leave them---as for wall color most people immediately repaint anyway and it looks light and bright---hope it sells fast and you get to move to a great new house.

    Well,I have been reading the comments,I think I don't fit into the usual mold when looking for a house. I am not fooled by staging,because I know that is exactly what it is. For example,lamps....everyone needs lamps,yet even on tv they show maybe one lamp. So does the " uncluttered "look of no lamps fool me? No,in my tiny brain,I am thinking,where are the lamps...and where would I put them. Other stuff like that. I feel sorry for people if they can't see beyond a functional house,and in their head see what they themselves need in a room. Buyers are not stupid. Most of us know what will fit and what will not. I like to know the dimensions of a room,and on house hunters etc,they never tell you! Removing the one chair was a good move...the room still looks cozy. I think people Need to look at a staged room and this functional....where are the lamps,where will I put my coffee cup...where will I read...I can't be the only one who can see a rooms potential? I like your walls.....very nice!

    Thanks for your has been extremely stressful at this end...have spent hours and days trying to pick out the proper shade of paint...probably ended up getting the wrong one!! Painters coming tomorrow, lots of prep work filling in holes...just ridiculous that this house never sold in 3 months...nobody can believe it....will see how it goes this time. My friend will just help me work with what I already have and moving things around, buying a couple of big framed artwork, that is about it....I did buy a new solid soft green bedspread and it does look so much better. Things like is not really staged just made better and more neutral, mostly taking out all of my red things!! It was probably way too much so live and learn, I guess! My next home will definitely be neutral!

    Happy Grandma, don't stress too much over things being perfect. My house was full of vivid, cheerful colors and a ton of artwork. It really was a "statement" house and a "love it or hate it" place, although many, many people told me they loved it. And when it came time to move, the colors turned out to be a big selling point! You just never know. By the way, I'm a happy Grandma in Ohio.

    Things may be slow right now so pricing it just right is key. We sold our home last February with For Sale By Owner. We had agents show it and we offered up the commission we wanted to pay. In the end it came down to an agent selling who was the friend of a buyer. I pray it goes quickly.

    Dear Grandma. Happy you have not been. Stressed? Yes. I looked at the market in my city. Not so many houses are selling. Holidays. But that does not mean yours will not sell. Stop. Look around. You've done your best. It is not a gross pigstye!!! Focus for one week on something not related to your house, it's selling or not. Are you a Christian? If not, Google verses on hope. You will get many!!! Next Google verses on trust in the Lord. I'm easy to preach but though I love my Lord so very much I let noisy neighbor's upset me. I get to choose how I feel. And what I do. You're soon moving. Is there a place you've always wanted to visit but were too busy? Go now. After flyers are ready and be a tourist for a day!! Talk to your realtor about no showings. Praise God you have a plan. Thank God for all that has gone so smoothly. Start talking to the Lord. He will make your path clear!!!!

      @Gwen Thanks, and yes, I am a Christian! I've been saying the Novena and the statue of St. Joseph is in my front yard. He needs to start working! The no showings are most likely due to the holidays but the realtor said it should pick up when people are around visiting this next week or so. Will see! I will not only keep my fingers crossed but pray, pray, pray!!!

      @Mickey B. & Boo Boo We are a 55 and over active adult community so every house is the same as far as land & neighbors. People must have lots of money coming here as they are all choosing the very large, super expensive homes rather than my gorgeous resale! Plus they sold 15 lots for new homes in the last 3 weeks and nobody is checking out any resales at all !!! Will keep praying!

    To HappyGrandma I do know that you have done all in your power to get your home ready to sell. It is confusing why it is not selling. That is when I think of how God often works. We are moved away so quickly from a home, a job, a neighborhood that there's no time to even think about it. And you know what? Looking back, one may or may not see a danger that we were rescued from or put in a place to meet someone. Usually it's to get us out of harms way. Or for God to use us some special way. Then I think of Baalam in Numbers 22...he was directed by God to do specific things and Baalam did not. He went with these stranger men against what God had said!! The donkey he rode saw an angel with a drawn sword stopping the path. So the donkey went out in a field. Baalam was mad! This went on three times and each time Baalam's mistreatment to his donkey grew!!! Hitting to final beating and would have killed him until the donkey spoke and explained,"I was just trying to keep us from sure death by the Angels sword for disobeying! And then Baalam's eyes also saw the angel and saw the sword. He confessed to God. But the point? God may be preventing it for a reason. I do not know. But pray believing but turn it over to the Lord. Once. And go on about your business. If you feel that icky feeling concerning your house, stop and say Lord I've given this to You and praise Him you needn't worry. Over and over. Live. Get a small tree. Maybe living and set in a tray in a bucket on the coffee table. Put a poinsettia in the guest bath for you. Gather candy canes in a bunch and drop them in a crystal goblet. And look up the candy makers story behind them. Read Luke 2 over daily. Jesus? Born in a barn/stable. Not at home. Fire realtor. Get a young ambitious one NOT tied to your neighborhood and development. And just wait. Sing Come thou long expected Jesus...and the Israelites had no word of prophecy for 400 years when He came. Keep your perspective. And Merry Christmas. Let us know how it goes❤️💚

      @Gwen Wow, what wonderful, encouraging words! Thanks for taking the time to write this!! I did fire the other realtor and got an awesome one. She & my designer friend helped me to stage the house and fix it up, paint the kitchen, etc. It appears much more open and bigger. We have an open house tomorrow and I keep praying it will sell before the end of the year! We need to get out and into our other home we bought 3 months ago. Can't afford to keep both. Moving to help out our family and only ten miles away! Thanks and I'll keep in touch!

      @Lisa House We thought of that but we have reddish brown brick and nothing can be done with that...our house was freshly painted and that is nice, very clean looking, plus I have a huge window box in front and that is full of pretty flowers & ornamentals....not a lot of Christmas decor except for the rug, wreath and tall nutcracker on the porch....trying to keep neutral and not cluttered. We had 3 couples at the open house and one might be interested....won't find out for 2 days so not too hopeful. Will see what the rest of the month brings....the new lots/new floor plans are selling like hotcakes, one a day, but no resales. Everyone wants a new home but I'm wondering where the buyers are who want a move in ready, clean resale rather than waiting a year to build.

    Hi, Everybody! Hope your Christmas was fun and blessed with family and friends. Good news to report: we finally after 5 months sold our house. We had to reduce it another $11,000 and the buyers offered even less and wanted a massive amount of furniture and appliances thrown in..I was too shocked to think and we only had 90 minutes to get back to them. Consequently, we did not counter offer too smartly and lost more money BUT it is over...just waiting to sign the contract and praying there are no more troubles. Thanks for sticking with me through all this!!!!!

    Oh Happy asked us to pray you'd get out before the end of the year and I pray that comes true. And you know what I've found??? Old furniture does not fit in a new space anyway. And $11,000 sounds like a lot but I'm thinking five months of just the HOAs on the old place add up and taxes and insurance. You have prayers answered. You'll be close to your family now. God is good. When we praise Him and not look at the loss of more cash, but praise Him to everyone you tell, He hears and is pleased. The Lord provides from His riches in glory. That loss? With careful living and generous tithing and giving, heaven's window's will open wide and pour out even greater blessings. This is a story of faith. You put it out for us to pray. We did too by a specific date. And God made it happen so quickly. Praise Him!! And praise God you have a place to go!!! Wonderful !!!

    Yes, you are indeed correct on all counts!!! We are very, very thankful! I prayed the Novena over and over again and it DID happen by the end of the year. Now hoping for a worry free closing.
